The ongoing demand for units in Rondebosch Oaks, Rawson Developers and Homebuilders’ R87 million sectional title project in Rouwkoop Road, testifie s to the ever-increasing popularity of the Rondebosch precinct - particularly those areas close to the area's businesses , says Paul Henry, MD of Rawson Developers and Homebuilders.
“With more than 2 000 units completed by our company across the Greater Cape Town area, we know only too well what it is to achieve a rapid sell out – but nothing in our experience has equalled the popularity of Rondebosch Oaks. I put this down to the very competitive prices we have been offering and to the ongoing demand for accommodation in Rondebosch which is even stronger than we had expected.”
The 150 units in Phase I of Rondebosch Oaks sold out in 72 hours. Since then, said Henry, “the phone has never stopped ringing” and his company now has some 400 possible applicants lined up for the subsequent phases, which are still in the planning / discussion phase.
The later phase units , said Henry, could be priced 30% higher than those of Phase I but will be larger and more comprehensively equipped. Phase I units varied in size from 26 to 70m ² and were priced from R440 000 to R995 000.
Asked exactly why Rondebosch is now, in his view, more sought-after than ever before, Henry said that it benefits from being established and well-known, from being close to good schools, UCT and the Newlands sports facilities and from being less than 15 minutes drive from central Cape Town (“Many people,” he said, “will no longer tolerate time wasting commuting”) and from having easy access to the Groote Schuur/Newlands forest mountain reserve , "a wonderful facility right on its doorstep" .
“For many people,” he said, “these factors make Rondebosch their number one choice – but until we brought Rondebosch Oaks onto the market there was not much available here in the price range we have been able to offer .”
